In my second year we have done a number of firsts ,at least since I have been president

Firstly we attended the BCSC conference in some strength with nearly 150 members proving there is such a thing as a free lunch !
We also took a stand in the showcase jointly with BRC which attracted a considerable amount of interest not only because we had some good freebies on offer but also because there was genuine interest from landlords, developers and new members.
We obtained a great deal of feedback which we are collating and I will share some of that with you today.
A big thank you to all those that responded to the questionnaire at the conference and subsequently via e-mail.

Secondly we commissioned are own research to look at the purpose of the PMA, our objectives and aims also how we want to move the association forward. This is still work in progress and we will be working closely with the membership to obtain your views and agree ways forward.

This year has also seen the new Lease Code and Service Charge Code beginning to be endorsed by landlords. It is probably too early to say whether or not it has been a success that will become clearer over the next year or so. In respect of Service Charges John Gray has been working on the PMA QA Mark which is a new accreditation scheme closely aligned with the "RICS Code of Practice for Service Charges on Commercial Properties. "The audit will look at the management and accounting standards and practices exercised on the building, jointly with the landlord, and then awarded a points score.

The subsequent accreditation will tell occupiers or potential tenants how the scheme is being managed and also for landlords it will save dealing with the standard frequently asked questions and act as marketing tool for lettings and promotion.

We continue to increase uptake on the rent review database along with a steady rise in new members joining the association.

The next year holds further challenges and opportunities to all our members and I hope you will help the executive shape our agenda for the future
